Custom Bathroom Remodeling for Lakewood Homes

The City of Lakewood publishes a Residential Kitchen or Bathroom Flow Chart. Cities do not write standing worksheets for work they rarely see, and that one document says most of what you need to know about bathroom remodeling in Lakewood. It happens constantly here, it happens inside old houses, and the city expects it to be done properly.

The numbers behind it are unusual even by Northeast Ohio standards. The median Lakewood home was built in 1938. Some 59.6% of the city’s housing units were built 1939 or earlier, and only 3.2% went up in 1990 or later, so essentially every project in this city is a renovation rather than a build. Lakewood is also one of the densest municipalities in the state at roughly 9,022 people per square mile. The lots are narrow, the houses sit close, and the wall you want to open was framed before the Second World War.

That changes what a bath project actually is. In a 1920s colonial off Detroit Avenue, a bathroom is a plumbing and wiring problem that ends in tile, rather than a tile problem that happens to involve plumbing. Behind the plaster there may be knob and tube, original supply lines, or a waste stack patched by four previous owners. Another 16.8% of the city’s units sit in two-unit structures, the locally named Lakewood double, where a bath renovation has a tenant on the other side of the wall. And with homeownership at 44.4%, the owners who commission this work are a deliberate minority who chose a century home on purpose.

Hurst Design Build Remodel has designed and built across Greater Cleveland since 1997, out of an office at 26185 Center Ridge Rd in Westlake, a short run west along the lake. Our bathroom remodeling overview covers how we approach these rooms generally. This page is about what the work takes here.

Why Choose Hurst for Your Lakewood Bathroom Remodeling

You can verify us in a municipal database, which is a better credential than any claim on a website. The City requires contractors to register annually on a January 1 to December 31 cycle, general contractor registration runs $75, and registration requires a certificate of general liability insurance with minimum coverage of $1 million per occurrence naming the City of Lakewood as both Additional Insured and Certificate Holder. The City then publishes a public Find A Registered Contractor directory, filterable by trade. In a place where homeowners ask their neighbors which firms to trust before they ask anyone else, a name you can look up is worth more than a slogan.

Pat and Dan Hurst founded the company in 1997. The team runs roughly 45 people, and designers, project managers and carpenters all draw a paycheck from the same company, so the bath you approve on paper is the bath our own crews build. Every project carries a 5-year workmanship warranty and a 1-year anniversary inspection.

What matters most in a house this old is when the surprises surface. Owners here describe the same fear to each other: that a century home holds conditions nobody has accounted for, and that the change orders will arrive at the end of the project instead of the moment they are found. Our design phase exists to prevent that. We investigate during design, we open what needs opening, and anything we find gets priced and reported in the same week we find it.

We also decline to treat original material as a defect. Plaster, original trim and wood windows can usually be worked with rather than torn out, and it is the systems behind them that need to be brought into this century. That distinction is the whole argument for design-build bathroom remodeling in a pre-war house.

Lakewood Bathroom Remodeling Portfolio

Our completed work inside Lakewood is currently kitchens, not baths, and we would rather say so than imply otherwise. Those projects sit in exactly the housing stock this page describes, including an award-winning Lakewood kitchen and back porch remodel and two historic-home kitchen renovations in the city.

For bathroom remodeling specifically, the nearest completed project sits across the Rocky River valley from the West End.

Rocky River Modern Classic Bath, Stratford Avenue

A classic bath in a home just over Lakewood’s western border, handled in the register most of this city’s owners want: current, calm, and not fighting the age of the house. It is the closest geographic comparison we can offer a homeowner here, roughly a mile from the city line.

Shaker Heights Vintage Inspired Bath, Manchester Road

A vintage-inspired bath in another of Greater Cleveland’s older communities. When a homeowner tells us they want the room to look as though it could have always been there, this is the project we pull up first.

Tremont Modern Bath, West 5th Street

A contemporary bath inserted into one of Cleveland’s oldest neighborhoods, which is the harder version of the same problem: modern performance, old bones, no room to spare.

We also keep a spa-scale reference point on the West Shore, the Westlake Luxury Spa Inspired Bath on Durham Drive, for owners in Clifton Park and along the lakefront working at that specification.

One honest caveat about naming addresses. We describe projects by street and neighborhood because that is what tells you something useful. We do not publish the names of the people who live in them, in Lakewood or anywhere else, and we will not publish yours.

Our Bathroom Remodeling Process

Our bathroom remodeling process runs in four phases, Discover through Design, Build and Sustain, with the steps this city adds written into them rather than bolted on.

Phase 1

Discover

We walk the bath and the rooms above and below it, look at the panel, and talk about how the space actually gets used. If a wall needs to come open to answer a question, we would rather open it now than discover it in week three. You leave this stage knowing the scope, the constraints, and what the design phase still has to settle.

Phase 2

Design

Drawings, elevations and a full material list: tile, fixtures, cabinetry, stone, lighting. For a period bath in Victorian Village or Clifton Park, this is where trim profiles and hardware get matched to what the house already has rather than to a catalog.

Phase 3

Build

One project manager, one schedule, weekly updates, and a plan for the days you have no bathroom on that floor. If it is the only full bath in the house, we sequence the demolition and the rough-in so the outage is measured in days.

Phase 4

Sustain

Final walkthrough, then the 5-year workmanship warranty and the 1-year anniversary inspection. Freeze-thaw cycling and wind-driven moisture off the open lake are the real material stressors on this side of the metro, and we would rather come back and look than assume.

What Does Bathroom Remodeling Cost in Lakewood?

A Lakewood bath is priced by scope, not by the room, and in a house where the median build year is 1938 the walls decide most of it. What sits behind the tile drives the number far more than the size of the floor does.

The frustration owners describe in this city is not the price. It is the silence: searching online, finding figures that could mean almost anything, and being unable to sequence a multi-year plan for the house. We answer that differently. Scope and where the investment lands get discussed openly at the design consultation, and the estimate itself is developed during the design phase, once the layout and every selection are settled.

Scope Where it sits in the range What drives the number
Hall bath in a
1920s colonial
The lower end Condition of the supply and waste lines,
whether knob and tube is present, and
plaster repair that travels beyond the room
Owner-half bath in a
Lakewood double
The middle Sound isolation and unit separation detailing
across shared framing and floor assemblies,
plus coordinating access while the other
unit stays occupied
Attic or third-floor bath The middle to upper end The city’s 1-2 Family Attic Remodel Worksheet
requirements, new structure and venting,
and how far services have to travel to
reach the existing stack
Period primary bath, Clifton
Park or Victorian Village
Well above the rest A larger footprint, custom cabinetry
and stone, and matching original
millwork and trim profiles
Gold Coast
condominium bath
Well above the rest Building rules, material handling in a
high-rise, and no ability to move structure,
all at a high specification

Inside any of those tiers, the money concentrates in a few places: the shower and its waterproofing, the rough-in behind the wall, and the ventilation that keeps a century-old assembly dry. Those are the expensive things to redo later, so they get settled first. Fixtures, tile, and cabinetry can be dialed up or down once the structure behind them is right.

Resale context is worth knowing while you plan. Lakewood recorded 167 homes sold in May 2026 at a median sale price of $348,791, up 7.5% year over year, with a median 27 days on market. Bathroom remodeling done properly here is not carrying a soft market.

Schedule Your Design Consultation

The scope of a pre-war bath is decided behind the tile, not in a brochure. Ask for a design consultation on (440) 234-5656 and let us look at the joists, the venting and the tile substrate in your own house. That is where scope and investment get discussed honestly.

Frequently Asked Questions: Bathroom Remodeling in Lakewood

These are the questions homeowners here actually raise, drawn from what residents say to each other about century homes, doubles and contractors on the west side. If yours is not here, call and ask it. We would rather answer a hard question early than have it turn into a change order later.

When in the process do we find out what our bathroom will cost?

2
3

During the design phase, and that sequence is deliberate. We know waiting on a number is the most frustrating part of hiring anyone in this market. At the design consultation we walk the room and talk openly about scope and what drives the investment, so you understand the shape of the project early. The estimate itself is developed as design progresses, once the layout, the fixtures and every selection are settled, which is the only point at which a figure means anything in a house of this age. That is what lets you sequence bathroom remodeling now and a kitchen in three years without the number shifting underneath you.

What usually turns up behind the wall of a 1920s Lakewood bathroom?

2
3

Knob and tube wiring, original supply and waste lines, and framing that was never sized for a modern shower pan or a heated floor. Occasionally an old vent that goes nowhere. None of that is unusual in a city where the median home dates to 1938, and none of it is a reason to panic. It is a reason to find it during design, price it, and put it in the plan instead of in a change order.

We own a Lakewood double and share a wall with our tenant. Can a bath remodel fix the noise?

2
3

It can improve it substantially in the rooms we touch. Sound transmission between units is the complaint owner-occupants raise most often, and a bath renovation is one of the few times the assembly is open enough to do something real about it. While the walls and floor are open we can add isolation and correct penetrations. We cannot re-engineer the whole building through one bathroom, and we will say so up front.

Our house is in Birdtown. Does the historic district change what we can do inside?

2
3

Interior work is generally the least constrained part of a project there. Birdtown was designated a National Register Historic District in 2006, and the sensitivity is concentrated on exterior detailing, so a window, a vent penetration or an exterior door in that neighborhood needs more thought than a tile selection does. We plan the exterior touchpoints of the bath first and design inward from there.

It is the only full bathroom in the house. How do you handle that?

2
3

We sequence it. The long-lead items are ordered and on site before demolition starts, the rough-in and inspection are scheduled back to back, and the days when the room is genuinely unusable get named in the schedule rather than discovered. Many houses here have a half bath or a basement fixture that can carry part of the load, and we plan around what you actually have.

How do we confirm you are registered and insured to work in Lakewood?

2
3

Look us up. The City maintains a public Find A Registered Contractor directory you can filter by trade, and contractor registration has to be renewed every calendar year with proof of general liability coverage naming the City. Ask any firm you are considering for the same check. It takes two minutes and it removes a category of risk entirely.
