Custom Home Addition in Hinckley: Outdoor Living, Primary Suite & Three-Season Room

Our clients’ beautiful home in Hinkley, Ohio is situated on a large picturesque lot. The homeowners were hoping to make significant changes that would allow them to age in place comfortably. They also wanted to expand and update their family and entertaining spaces, both inside and outside the home.

Before + After

The existing gazebo and decking were no longer in the best shape and didn’t suit the functionality and aesthetic the clients were looking to achieve.

The finished project called for a large addition to the interior of the home which includes more than 700 square feet for the first floor primary suite. A 450 square feet for three-season room and breezeway to connect the new space to the existing home was also added. Another 700 square feet was added for a new basement storage and workshop space.

The exterior patio addition is comprised of the main patio, which is more than 900 square feet of entertaining, dining, and outdoor living spaces. The new patio includes a stone built-in kitchen/bar seating area, a new outdoor staircase to the basement, a wood-burning stone fireplace, and a dining area. A separate 200 plus square foot patio was added on the opposite side of the new breezeway for grilling.

Client Wish List

Before we started on our design concepts, we sat down with the homeowners to review their pain-points and wish-list for their remodeled home. Their main objective was a home where they could age-in-place. Their current home did not have a first floor bedroom or full bathroom. They did not want to convert any existing space into a bedroom and bathroom, so adding additional space was priority number one. They also wanted a larger space to gather with
friends and family indoors and outdoors.

Project Goals

Specific goals included a first-floor primary suite with access to outside, a large walk-in closet and bath with large walk-in shower and a soaking tub. The clients also wanted to add beautiful new spaces for a large gatherings inside and outside. Wood burning fireplaces for the indoor and outdoor spaces and lots of glass doors and windows to access the spaces and enjoy the views were also on the priority list.

Our Challenges

Although the client had a large property, an angled easement line on the side of the home made the design more challenging. We had to accommodate the angled lot size in the design. Another challenge was creating a way to connect the existing dinette area to the three-season room without blocking the site lines to the rear yard from the kitchen and family rooms. Seamless connections from the existing home to the new addition spaces were a bit of a challenge, with connection through the existing bay in the dinette and angled walkway which led to awkward corners. Additionally, there was a concern that the location of the opening to the primary suite would compromise the furniture layout of the family room.

Our Solutions

By stepping the addition in on the North side, we were able to create a primary suite and remain behind the angled setback line. By angling the vestibule between the existing dinette bay and the three-season room, we were able to keep site lines to the rear yard from both thekitchen and the family rooms. The backyard  grade dropped more than expected so additional steps were added to the porch near the exterior stair for a nice transition. Removing the bay completely helped us design a welcoming connection to the three-season room. By creating a drywall opening, which is tight to the closet wall, and by relocating the windows to the rear of the room, the primary bedroom furniture layout was able to remain virtually the same. The existing fireplace chase created an awkward corner in the primary hall. During construction it was discovered that the wall could be angled, opening up the hallway.
